Euro zone economic mood cheers up a little in November
BRUSSELS (Reuters) - Morale in the euro zone's economy improved for the first time in almost a year in November, but signs of stagnant investment plans for next year in industry dampened hope of a quick recovery from recession.
Economic sentiment in the euro zone rose 1.4 points to 85.7, ending an eight-month run of falls, the European Commission's monthly business and consumer survey showed on Thursday, beating forecasts.
However, the Commission's survey of industry found expectations of a 1 percent fall in real investment in 2013 compared to this year, casting doubt on optimism among European policymakers that growth will return next year.
The euro zone fell into a recession in July-September, its second since the global financial crisis in 2009, as French resilience could not make up for a slump across Europe and the three-year debt crisis slowed Germany to a crawl.
The Commission sees 0.1 percent growth in the euro zone economy next year, but the OECD and many international economists see the recession continuing in 2013.
"We expect the euro area to remain in recession in 2013," Citigroup said in a research note this week, predicting more interest rate cuts by the European Central Bank to try to stimulate the economy, which generates a fifth of global output.
Still, economic sentiment in November was better than the decline expected by economists polled by Reuters and the Commission said confidence in industry increased significantly by the first time since February, helped by orders.
That may be a sign that the euro zone, while struggling at home with the debt crisis, may be benefiting abroad as the U.S. and Chinese economies regain some strength.
Separately, the Commission's business climate indicator, which points to the phase of the economic cycle, increased by 0.42 points to -1.19, and showed an improvement in the mood across much of the economy, including order books and output expectations.
Economists polled by Reuters had expected a figure of -1.60.

The Angelina model by Richmond Homes in Castle Rock ranges in size from 2,100 square feet to 3,100 square feet and is priced from the mid-$300,000s.
Builders from Boulder to Castle Rock pulled 4,581 permits for new homes in the first 10 months of the year, almost a 55 percent jump from same period in 2011, according to a report released today.
The report by the Home Builders Association of Metro Denver, also showed that builders pulled 446 permits for single-family, detached homes in October, a 70.2 percent increase from the 262 in October 2011.
October marked the 18th consecutive month that home sales activity increased from the same month a year earlier, said Jeff Whiton, CEO and executive director of the association.
In the first 10 months of last year, builders pulled 2,960 permits in the counties of Adams, Boulder, Broomfield, Denver, Douglas, Elbert, Jefferson and all of the municipalities in the counties. Permit activity indicates future construction.
?There is not much inventory available on either the resale or the new-home side,? Whiton said. ?In that respect, builders are simply responding to market conditions. Nobody has to worry about over-building and I don?t see much potential for price discounting going on. If anything, we are going to start seeing increases in new home prices.?
Indeed, builders may try to pass on increasing construction costs, some of it caused by hurricane Sandy.
?Those type of increases typically follow big natural disasters,? Whiton said. ?We experienced that after Katrina. Hopefully, it will not last too long and will not cause a huge spike in prices.?
The theory is that construction materials will be flowing to the East Coast where Sandy ravaged buildings and homes, causing potential shortages and driving up prices elsewhere.
?That is the way many people view it,? Whiton said. ?Of course, we are a long way from New Jersey and New York.?
The cost of material and labor also are rising because of increased demand, Whiton said.
The report also showed that Richmond American Homes of Colorado and Century Communities continue to be the two top builders in the metro area, having pulled 902 and 532 permits, respectively, in the first 10 months of the year. Richmond is part of Denver-based M.D.C. Holdings Inc., one of the nation?s largest home builders.

The marriages of men who are closer to their in-laws are 20 percent less likely to end in divorce, according to a study conducted by Dr. Terri Orbuch, a psychologist and research professor at the University of Michigan?s Institute for Social Research and author of Finding Love Again: 6 Steps to a New and Happy Relationship. The story of her findings in regards to in-laws recently appeared in The Wall Street Journal.
Over a period of 26 years, Dr. Orbuch studied the habits of 373 couples between the ages of 25 to 37 for a longitudinal study on marriage and divorce funded by the National Institute of Health. As part of the study Dr. Orbuch asked the couples to rate how close they felt to their in-laws. The article that discusses the findings of the study has been accepted for publication by the Journal of Family Relations.
How not to hate your in-laws
Women, on the other hand, are easily offended by in-laws interferenceWhereas a man?s closer relationship with his in-laws helps the marriage to survive, a woman?s closeness to her in-laws has a negative effect: 20 percent more likely to end in divorce. Dr. Orbuch theorizes this is due to the fact that a close relationship between the in-laws and the wife may include a large amount of meddling.
?In-law ties are especially stressful for women. And, when they are close to in-laws, especially early in marriage, this may interfere with and prevent the formation of a strong bond with their husband. It is important for newlyweds to establish clear emotional boundaries,? Dr. Orbuch told Yahoo! Shine. ?Relationships are more central and important to women in general. We analyze them and want to constantly work and improve them. We take what our in-laws say as personal, we interpret it as interference and meddling and we can?t set the boundaries.?
If you?ve had frustrating arguments with your spouse about his parents, but he gets along better with your parents, there is a reason for this, according to Dr. Orbuch. ?[Men's] identity as as a father and a husband is often secondary to their identity as a provider. As a result, they don?t take what their in-laws do or say so personally. ?
Women, on the other hand, interpret their husband?s closeness with their parents as an extension of love for them.
In other words: women, keep doing what you?re doing. Men: be nice to your in-laws.

AP Exclusive: Arafat's widow calls death a mystery
VALLETTA, Malta (AP) ? Yasser Arafat's widow sees a spiritual significance in the timing of her late husband's exhumation, which came just two days before a U.N. vote on whether to recognize a Palestinian state.
"It was as if his soul was resurrecting" before the General Assembly vote, Suha Arafat told The Associated Press on Thursday at her home in Malta, sitting in front of a large portrait of Arafat, who for decades was the symbol of Palestinians' struggle for an independent state.
"It's as if he was saying, 'I am still alive and with you,'" she said.
Mrs. Arafat called the former Palestinian leader's death at the age of 75 in November 2004, a month after suddenly falling ill, "the most important mystery of the Middle East."
Arafat's remains were exhumed in the West Bank on Tuesday in a renewed investigation into his death. Palestinian officials claim he was poisoned by Israel, which has denied the allegations.
His remains were immediately reburied after a Palestinian forensics examiner took around 20 samples and handed them to Swiss, French and Russian experts.
"It was a hard day for me and my daughter, but it was a decision that had to be made," Mrs. Arafat said.
Mrs. Arafat pursued a formal inquiry after Swiss scientists found high-levels of polonium-210, a lethal radioactive substance, on personal affects she shared with Arab satellite TV station Al Jazeera as part of their investigation.
"I am not accusing anybody without having proof," she said. "He had a lot of enemies, (but) you cannot just accuse people."
Palestinian officials said it would take at least three months to get results, and even then they might not be conclusive. Polonium disintegrates rapidly, and experts have cautioned that too much time may have passed since Arafat's death to reach a conclusive result.
Mrs. Arafat praised the way the exhumation procedure was conducted "with respect," saying that she had full confidence in the Palestinian team that took the samples.
If there is evidence of a crime, Mrs. Arafat said it would be up to the Palestinian Authority to investigate.
"It will not be my work," she said.

Homicide spreads like infectious disease
ScienceDaily (Nov. 29, 2012) ? Homicide moves through a city in a process similar to infectious disease, according to a new study that may give police a new tool in tracking and ultimately preventing murders.
Using Newark, N.J., as a pilot case, a team of Michigan State University researchers led by April Zeoli successfully applied public health tracking methods to the city's 2,366 homicides between 1982 and 2008. They found the killings were not randomly located but instead followed a pattern, evolving from the city's center and moving southward and westward over time.
Like a flu bug that spreads to susceptible groups such as children and the elderly, homicide clusters in Newark -- often fueled by gangs and guns -- spread to areas consisting largely of poor and minority residents. Over time, the concentration of homicides effectively disappeared from one area and settled in another.
"By using the principles of infectious disease control, we may be able to predict the spread of homicide and reduce the incidence of this crime," said Zeoli, public health researcher in MSU's School of Criminal Justice.
The study is one of the first to use analytic software from the field of medical geography to track long-term homicide trends. Zeoli said the method can be done in real time which would allow police to identify emerging hotspots.
The researchers also identified areas of Newark that had no homicide clusters during the 26-year time frame of the study, despite being surrounded by deadly violence.
"If we could discover why some of those communities are resistant," Zeoli said, "we could work on increasing the resistance of our communities that are more susceptible to homicide."
Joining Zeoli on the study were criminal justice researchers Jesenia Pizarro and Christopher Melde and medical geographer Sue Grady.
The study is published in Justice Quarterly, a research journal.

Microsoft's ads deride Google a bad place to shop
SAN FRANCISCO?Microsoft is trying to skewer Google as a lousy holiday shopping guide in its latest attempt to divert more traffic to its Bing search engine.
The attack started Wednesday with a marketing campaign focused on a recent change in the way Google operates the part of its search engine devoted to shopping results. The revisions require merchants to pay Google to have their products listed in the shopping section.
In its new ads, Microsoft Corp. contends the new approach betrays Google Inc.'s longstanding commitment to provide the most trustworthy results on the Web, even if it means foregoing revenue. To punctuate its point, Microsoft is warning consumers that they risk getting "scroogled" if they rely on Google's shopping search service.
The message will be highlighted in TV commercials scheduled to run on NBC and CNN and newspaper ads in The New York Times, The Wall Street Journal and The Washington Post. The blitz also will appear on billboards and online, anchored by a new website, Scroogled.com.
The barbs are injecting more antagonism into an already bitter rivalry between two of the world's best-known and most powerful technology companies.
Google's search engine is dominant on the Internet, and Bing runs a distant second. Microsoft's Office and Windows software remains an integral part of personal computers, but Google has been reducing the importance of those programs and PCs with the success of Web-based services and its
Android operating system for smartphones and tablet computers.Google doesn't require websites to pay to be listed in its main database, the index that provides results for requests entered into its all-purpose search box. A query made there for a particular product, such as a computer, will still include results from merchants who haven't paid for the privilege of being included.
But that's not the case for someone who clicks on a tab to enter Google's shopping-only section, which is designed to compare prices and offer other insights such as identifying sites that offer free shipping. Searches there are confined to paying merchants. That means results from sites, including Web retailing giant Amazon.com Inc., aren't displayed unless they pay. Amazon has only occasionally paid to have some of its wares listed in Google's shopping section. Zappos, a site owned by Amazon, has been more willing to pay the price to be listed in Google's shopping results.
Google defends the fee-based approach as a way to encourage merchants to provide more comprehensive and accurate information about what they're selling.
"I think you just get a well-organized set of product information, ways to buy it, and really have a great experience there," CEO Larry Page said during a conference call with analysts last month.
In a statement, Google said it's pleased with the response to the new shopping system, which offers listings from some 100,000 sellers.
Google, like Microsoft, also accepts payments for ads that are triggered by specific search terms and appear to the right or on top of regular search results. Those are labeled in colored letters as ads. The same distinctions aren't made in Google's shopping section.
Since its inception in 1998, Google has tried to cast itself as a force for good while depicting Microsoft as a ruthless empire.
But Google is less cuddly now that it's established itself as the Internet's main gateway ?and a well-oiled moneymaking machine. The Mountain View, Calif., company's search engine is so influential that government regulators in the U.S. and Europe are investigating whether Google has been stifling competition by giving special preference to its own services in search results.
Microsoft, which faced its own antitrust inquiries more than a decade ago, is among the companies that prodded the investigation of Google. This time, it's pouncing on Google for straying for from its own principles.
Google began limiting its shopping-only results to paying merchants in mid-October. The change coincides with what is expected to be the most lucrative holiday shopping season on the Web yet. The amount of money a merchant pays is one factor that influences the order of the shopping results, although Google says it still places the highest priority on each listing's relevancy to a user's request.
Google discloses that it receives payments in small print at the bottom of the shopping results page. The notice is also visible if a user clicks on a link at the top of the shopping results page, under the heading: "Why these products?"
What's left unsaid is the omission of sites such as Amazon, which tends to offer some of the best deals on the Web.
The financially driven system for determining the results in a major part of Google's search engine breaks new ground for a company whose idealistic founders, Page and Sergey Brin, once railed against the perils of allowing money to influence which Web links to show.
Brin and Page preached about the issue in academic papers that they wrote about search while conceiving Google as Stanford University graduate students. They also delved into the topic when they outlined Google's "don't be evil" creed in a letter written to potential investors before the company went public in 2004.
"Our search results are the best we know how to produce," Brin and Page wrote in the letter. "They are unbiased and objective, and we do not accept payment for them."
Microsoft contends that Google is doing a disservice to its users with the new approach, as many users may not even realize that the results in shopping search are being swayed by money.
"We want consumers to know, in contrast to the route that Google has pursued, we are staying true to the DNA of what a good search engine is really about," said Mike Nichols, Bing's chief marketing officer. "We will rank results on what's relevant to you and not based on how much someone might pay us."
Danny Sullivan, an Internet search expert who has been following Google since its inception, believes Microsoft is highlighting an important issue. "Google deserves to take its lumps on this," said Sullivan, who now works as editor of SearchEngineLand.com. "I have been surprised by how little attention this issue has gotten so far because it's a 180-degree turn for Google."
Sullivan doesn't think Bing's shopping results are pristine, either. He points to Bing's partnership with Shopping.com, which also requires merchants to pay to be in its listings. Some of Shopping.com's data is fed into Bing's shopping section. When Shopping.com gets paid by a merchant for sale funneled through Bing, Microsoft gets a slice of the revenue.
While all that is true, Bing's shopping section consists mostly of listings from merchants that haven't paid for the privilege, said Stefan Weitz, Bing's director.
That's so, Weitz said, even though Bing isn't currently accepting listings from new merchants that want to appear in its shopping results. The only way a new seller can get into Bing's shopping search engine is to sign up for Shopping.com's fee-based service. After the holiday season, Bing's shopping-only section once again will accept free listings from new merchants, Weitz said.
Like Google, Sullivan said Microsoft isn't doing a good job disclosing the role that money plays in its shopping-only results. He thinks that issue could undermine the effectiveness of Bing's anti-Google ads.

If a buyer has poor credit and is unable to obtain financing for a large purchase like a home, ?a ?straw?buyer? is ?sometimes used. ?A ??straw buyer? is a person who makes a purchase on behalf of another person. ?It is not necessarily illegal to use a straw buyer, except when the transaction involves fraud.
The real buyer promises to make all the payments and may pay the straw buyer for the use of his or her credit. Banks dislike the use of straw buyers because the arrangement increases the risk of default on the loan without the bank?s prior knowledge of that risk. The activity is also risky for straw buyers, who may be held legally responsible for the debt they incurred on behalf of others.
Straw buyer schemes are one of many types of California real estate fraud. ? What typically happens is a real estate agent or broker finds an individual with good credit. ?This person is ?known ?as the ?straw?. The Straw Buyer is willing ?to buy a home for another person. This other person may be a friend, family member, stranger, or even a fictitious individual who the agent explains simply cannot acquire a loan because of ?poor credit.
The real estate agent ?or broker might ?offer the ?straw buyer? a large amount of money (sometimes between $5,000 and $10,000) to sign the paperwork using his/her name and other personal information to secure the loan. The straw buyer has no intention of ever living in the home or making payments on the home. Some straw buyers actually ?believe they are ?doing good? by simply helping another less fortunate person (similar to a cosigner).
Straw buying becomes illegal when the agent or broker sells the home to the straw at an inflated price to achieve the goal of increasing his/her commission. ?Or the agent / broker will convince the straw ?buyer that he/she is helping a buyer purchase the home for a great deal. ? This ?deal? will allow the straw buyer ?the opportunity to split the profit when the agent and owner resell the property at a much higher price. This type of scam may also be referred to as illegal property flipping.
Mortgage brokers might also use false documents that allow the straw to purchase the property, even if his/her income wouldn?t otherwise allow him/her to be able to make the purchase. ?The straw buyer then signs paperwork not knowing that even the notary may in in on the scam. ?This allows the notary to answer any questions so that the transaction appears to be legitimate, when an unsuspecting straw has questions.
The result of this scam gives the real estate agent / broker, mortgage broker, notary, and anyone else who was involved the loan proceeds while the straw unknowingly assumes the mortgage. When he/she doesn?t pay, the bank forecloses on the property, and the straw buyer ends up with losing his/her good credit, possibly declare bankruptcy, and faces possible criminal charges.

Tibetan Protests Against Chinese Rule in New Phase
(BEIJING) ? Two dozen Tibetans have set themselves on fire in western China this month in a dramatic acceleration of the protests against authoritarian Chinese rule, activist groups say.
The surge in self-immolations, along with an increase in large demonstrations, marks a new phase in the Tibetan protests.
At least 86 people have set themselves on fire since the immolations began in 2009. In a change in recent months, most self-immolators now are lay people ? some of them acting together ? rather than Buddhist monks and nuns who live in tightly monitored monasteries and thus can be more closely watched by authorities.
The protests have also sought to avoid direct attacks on authorities and government property, acts which in the past were used to label them as riots or terrorism, providing an excuse for greater oppression. Despite the altered approach, observers see little short-term possibility of Beijing changing its repressive policies.
?I think the problem will just escalate over time. The government shows no inclination to respond positively to recommendations for reform from the outside or Tibetans,? said Michael Davis, a law professor and expert on Tibet at the University of Hong Kong.

In the latest immolation, 24-year-old Kalsang Kyab doused himself with kerosene and set himself alight Tuesday in front of local government offices in Kyangtsa in Aba prefecture, a hotbed of unrest, according to London-based Free Tibet and other groups.
An Aba official said Wednesday he was aware of the immolations but refused to give any details before hanging up.
On Monday, about 1,000 students at a Tsolho Medical Institute staged a bold protest about 900 kilometers (550 miles) to the north in Hainan prefecture in Qinghai province. Riot police fired shots into the air and released tear gas and beat the students with rifle butts, sending 20 students to the hospital, some with serious injuries, Free Tibet reported. Four students were detained as of Tuesday, according to U.S.-funded broadcaster Radio Free Asia.
Tibetan and surrounding ethnically Tibetan regions have been closed off to most outsiders, and firsthand information from the area is extremely difficult to obtain. Authorities have not commented on the protest. Calls to the medical school rang unanswered Wednesday.
Driving the students to protest was a booklet distributed by authorities that derided the Tibetan language as irrelevant, attacked the exiled Tibetan leader the Dalai Lama, and condemned the immolation protests by Tibetans as ?acts of stupidity.?
The booklet is the latest in a series of perceived slights and intrusive measures by Chinese authorities that have left Tibetans feeling that the culture, language and Buddhist religion that are at the core of their identity are under threat. The feelings have also driven the immolations.
The combination of immolations and large-scale protests is posing a new challenge for security forces, which have been stationed in large numbers in Tibetan areas in recent years.

The surge in self-immolations represents an awareness of the impact they are having among the Tibetan community and internationally, said Robbie Barnett, a Tibet expert at New York?s Columbia University. That would likely inspire further protests, increasing the numbers of Tibetans willing to take their lives for the sake of their community, he said.
Most self-immolators have doused themselves with gasoline and set themselves alight after shouting slogans calling for Tibetan independence and blessings for the Dalai Lama, who fled to India in 1959 as Chinese troops ? a decade after they occupied the region ? were crushing an anti-government uprising.
Though protests have flared periodically over the decades, tensions boiled over in 2008, when deadly rioting broke out in the capital, Lhasa, and sparked an uprising across large swaths of ethnically Tibetan areas. Since then, security ? already extremely tight ? has been smothering.
The immolations have galvanized many Tibetans, who see them as selfless acts of sacrifice, making it hard for authorities to denounce the immolators. Similarly, protests by students are hard to demonize since they are typically non-violent and centered on issues such as language rights that are guaranteed under the Chinese Constitution.
While local authorities have cracked down hard following the self-immolations and other protests, authorities in Beijing have said relatively little other than to issue routine denunciations of the Dalai Lama and his followers. That indicates they are uncertain how to respond in a way that would bolster their authority and prevent the acts of defiance snow-balling into a full-blown protest movement, Barnett said.
?This suggests that the Tibetans have found a way of at least getting under the skin of the authorities,? he said.

U.S. gives Iran until March to cooperate with IAEA
VIENNA (Reuters) - The United States set a March deadline on Thursday for Iran to start cooperating in substance with a U.N. nuclear agency investigation, warning Tehran the issue may otherwise be referred to the U.N. Security Council.
The comments by U.S. diplomat Robert Wood to the board of the International Atomic Energy Agency signaled Washington's growing frustration at a lack of progress in the IAEA's inquiry into possible military dimensions to Tehran's nuclear program.
Iran - which was first reported to the U.N. Security Council over its nuclear program by the IAEA's 35-nation board in 2006 and then was hit by U.N. sanctions - rejects suspicions it is on a covert quest for atomic bomb capability.
But its refusal to curb nuclear work with both civilian and military applications, and its lack of openness with the IAEA, have drawn tough Western punitive measures and a threat of pre-emptive military strikes by Israel.
A year ago, the IAEA published a report with a trove of intelligence indicating past, and some possibly continuing, research in Iran that could be relevant for nuclear weapons.
The IAEA has since tried to gain access to Iranian sites, officials and documents it says it needs for the inquiry, but so far without any concrete results in a series of meetings with Iran since January. The two sides will meet again in December.
In his statement, Wood requested IAEA Director-General Yukiya Amano to say in his next quarterly report on Iran, likely due in late February, whether Tehran has taken "any substantive steps" to address the agency's concerns.
"If by March Iran has not begun substantive cooperation with the IAEA, the United States will work with other board members to pursue appropriate board action, and would urge the board to consider reporting this lack of progress to the U.N. Security Council," Wood said, according to a copy of his statement.
"Iran cannot be allowed to indefinitely ignore its obligations ... Iran must act now, in substance," Wood said.
Amano earlier told the board that there had been no progress in his agency's year-long push to clarify concerns about suspected atom bomb research in Iran, but said he would continue his efforts.
EU SEES IRANIAN "PROCRASTINATION"
A simple majority in the IAEA board would be required to refer an issue to the U.N. Security Council, which has imposed four sanctions resolutions on Iran since 2006.
It is unclear whether Russia and China - which have criticized unilateral Western sanctions on Iran - would back any U.S. initiative to report Iran again to the Security Council.
Wood later told reporters he hoped the December talks between the IAEA and Iran would be fruitful. But, he added, "I have my doubts about the sincerity of Iran."
The 27-nation European Union told the board that Iran's "procrastination" was unacceptable. "Iran must act now, in a substantive way, to address the serious and continuing international concerns on its nuclear program," it said.
Iran's ambassador to the IAEA, Ali Asghar Soltanieh, criticised what he called "political noise" and "pressure" from the United States and the EU.
Diplomacy between Iran and the powers - the United States, China, Russia, France, Germany, and Britain - has been deadlocked since a June meeting that ended without success.
Both sides now say they want to resume talks soon, after the re-election of U.S. President Barack Obama, and diplomats expect a new meeting in Istanbul in December or January.
Iran is ready for a "face-saving" negotiated solution to the nuclear dispute, but the West must accept the reality that Tehran would never suspend uranium enrichment, Soltanieh said.
Refined uranium can be used to fuel nuclear energy plants, Iran's stated aim, and also provide bomb material if processed further, which the West suspects is Iran's ultimate aim.
The West wants Iran to suspend enrichment, but Iran is showing no sign of backing down.
Iran "has provocatively snubbed the international community by expanding its enrichment capacity in defiance of multiple United Nations Security Council resolutions," Wood said.

BURLINGTON, ON - (Marketwire - Nov 28, 2012) - Despite recent headlines of record home prices across Canada, a new study by Coldwell Banker Real Estate LLC indicates there are still many affordable markets where Canadian buyers can achieve their dream of homeownership. Today, Coldwell Banker released its annual Home Listing Report (HLR) revealing several of Canada's most affordable real estate markets are found in Central Ontario and the Maritimes.
Windsor, Ontario was Canada's most affordable market, averaging a $170,991 list price for the studied four-bedroom, two-bathroom home, aspired to by many move-up buyers. It was the only major market under $200,000 in the study of 'aspirational' homes in 75 markets across Canada. Affordability remains strong in many markets across the country as close to thirty Canadian markets analyzed by the report had an average home listing price of less than $300,000 for four-bedroom, two-bathroom homes. Ontario accounted for five of the ten most affordable markets in the study, while an additional three markets were in Atlantic Canada.

About North America's Most Expensive Markets
Vancouver once again held its position as the most expensive market in Canada, with an average list price of $1,876,414 for the subject home. Nearby Richmond ($1,181,654) and Burnaby ($917,968) followed Vancouver as the BC markets secured the top three spots in Canada.
"The universal appeal of Vancouver for foreign buyers and relocating Canadians, particularly retirees, continues to fuel demand for this market," said Paul Prade, president of Coldwell Banker Westburn Realty, operating throughout the Greater Vancouver area. "Despite some moderation after new mortgage regulations took effect last July, listing prices in our market are a product of ongoing high demand, projected population growth and the low inventory levels of homes in what is one of the most desirable locations in Canada."
In the U.S., the five most expensive markets are all in California, with four in the San Francisco Bay Area. Los Altos, Calif. tops the list, followed by Newport Beach ($1,658,000), Saratoga ($1,582,434), Menlo Park ($1,506,909) and Palo Alto ($1,495,364). But even with these high priced markets, California was not the most expensive state. The average listing price of a four-bedroom, two-bathroom home in California ($431,625) is less than both Hawaii ($742,551) and Massachusetts ($489,063).
About North America's Most Affordable Markets
Not surprisingly, the most affordable markets in North America this year are all found in the U.S. Four of the top 20 most affordable markets are located in Michigan, where bidding wars are making headlines, particularly in pockets of the metro-Detroit region. The most affordable market is Redford, Mich. a suburb of Detroit with an average list price of $60,490. Redford is followed by College Park, Ga. ($62,080); Detroit, Mich. ($65,155); Cleveland, Ohio ($70,066); and Poinciana, Fla. ($76,341). In the South, Georgia and Florida each have four of North America's 20 most affordable markets.
"Canadians are well aware of the wealth of real estate opportunities that are currently available in many U.S. markets," said John Geha, "In fact, Canadians are the number one foreign buyers in the U.S., with a particularly strong presence in warm weather destinations such as Florida and Arizona that are favoured by Canadian 'snowbirds'."

The Sea Bed has fractured. The pressure under the Sea Bed and under the Land mass has increased. H2S comes from deep deep places. This is not somthing that has accumulated. Thats why they plugged the relief well off. They can't control it. Thats why there is a Expert seimologist on site right now watching and monitoring things. He himself is in charge of also monitoring the NEW MADRID. It was in the paper who he is. When he leaves you leave. Do you understand now.
